I'd like to think that it'd have the following:
1. Multiple places to eat (e.g. having multiple restaurants / cafes)
2. Licence - so it could serve a modicum of alcohol
3. Rooms, lockable and not
4. Small, well-equipped dungeon
5. Swimming pool and hot tub
6. Cinema
Above all of those, I'd want it to be clean, well-run and open and welcoming to those who aren't part of the scene too.
